We will introduce the general flow when looking for a property in New Delhi, India.
1. Determination of desired conditions

First of all, let's clarify the desired conditions such as area and rent. The important thing in deciding the area you want to live in is to first think about what conditions you want to emphasize. It will be easier to prioritize if you list several conditions such as security, transportation to work/school, convenience to shopping, rent, etc.

 

2. Inquiries and visits

Please contact us by phone, fax, e-mail, etc. You will be asked to inform us of your desired conditions and the date you plan to move in. If you would like to visit us, please contact us by phone in advance. At that time, it is the smoothest way to ask about your desired conditions and the date and time of your visit, and on the day you are already ready to pick up the introduced property and prepare for viewing.

 

3. Property preview

Don't look at too many properties at once. This is because looking at too many things can weaken your impression and confuse you. If you get lost while watching the tour, one way to do it is to walk around on your own at different times of the day. Don't forget to take notes and have plenty of time when visiting the property while grasping the key points.
Please be sure to notify us in advance if you have a contract of less than one year or if you have pets. However, even if the landlord gives permission to keep pets and play musical instruments, if there are complaints from the neighbors, they must either stop or move out.
If you want to make a quick decision on the spot, it is a good idea to bring a deposit of about one month's rent and your passport when you visit the property. Also, in order to avoid confusing the impression of each property, let's keep it to about 5 tours per day.

 

4. Negotiation of terms and conditions

Once you have found a property that you like, we will begin negotiating the details of the contract. Negotiate contract terms and make a contract or a provisional contract.

If you find a room you want to sign a contract with, check the following items before signing the contract.

■How much is the management fee, and when do you pay it to whom?

Depending on the property, there may or may not be a billing notice for the management fee, and the microcollection method varies from monthly to multiple months and all at once.

■What is the contract period?

The contract period is usually 1-2 years. Basically, you have to pay a penalty when you cancel the contract midway. When signing a contract, confirm whether or not there is a penalty and the amount, and also check the expiration date of notice of withdrawal when canceling the contract. It is customary to pay a penalty for canceling the contract in the middle of the contract period. Therefore, it is necessary to confirm the existence and scope of penalties at the time of contract.

 

5. Temporary contract/Contract/Move-in

(1) Contract Once you find a property you like, it's time to sign the contract. If it is not possible to make a contract immediately due to preparation of expenses, etc., a temporary contract will be concluded after paying a deposit, and the contract will be finalized at a later date. We basically prepare the contract. Please prepare necessary expenses and documents at the time of contract. Contracts are absolute rules. Be sure to ask any questions and clarify everything before signing to avoid troubles after moving in.

(2) When you move in, please recheck each fixture, room, plumbing, electricity, and breaker position. Please contact us as soon as possible if there is a defect, failure or damage to the equipment. If one month has passed since the keys were handed over, the tenant may be required to pay for the repairs. Water, gas, electricity, and telephone (in the case of using the lessor's line) before moving in are generally calculated when the first bill is received.

 

6. Early termination

If you cancel the contract in the middle of the contract period, we will notify you of the withdrawal according to the cancellation clause of the contract. Cancellation notices are usually given 60 days in advance and a penalty may be required. Please check the contract as it will vary depending on the contract.

 

7. Contract Termination/Renewal

Expiration of the contract term means termination of the contract. If you wish to continue the contract, you need to notify us two months before the expiration of the contract period. Please check the contract. We can help you with the renewal process. Please contact the person in charge.
*Renewal is not 100% possible. The contract is a fixed-term lease agreement with a specified date. In some cases, the contract cannot be renewed. Please allow at least two months for renewal.

 

8. Moving out

When returning the room, the contracted resident is obliged to restore it to its original condition, so it will be handed over in the same condition as when you moved in. Please contact our office when you have decided on your move-out date. I will attend the departure meeting. The pro-rata calculation of the last month's rent is usually not performed. In addition, a "deposit" is required for settlement of utility bills, cleaning, damage repair, etc., and this settlement may take about 1 to 2 months.
